Cliffs & Beach: the property is located on a cliff and does not have access to the beach. The most exotic beach named Ba kan Tiang Beach where guests can walk to takes approximately 5 to 10 minutes.

Children: This property is not appropriate for children.

Cancellation Fees:
A valid credit card is needed to confirm your reservation. The credit card detail may be sent confidentially by secure server at the time of booking or by fax. A form for entering your credit card details is available to print after submission of the booking. The hotel may also require a deposit to be charged to your credit card upon the confirmation as stated in the Houben Hotel Reservation, Cancellation and No Show Policy section.

The hotel will ask for a valid credit card again on check-in. This is to cover incidental expenses like additional meals, drinks, laundry, etc. You will remain responsible for payment of all such extra charges direct to the hotel.

Departure prior to scheduled check-out date: all nights as originally booked are charged.

Low Season:
- Cancellations of more than 7 days prior to arrival, the deposit will be refunded less bank handing charges of 7% of the amount of the deposit.
- Cancellations of less than 7 days prior to arrival - The deposit will be non-refundable.
- Cancellations of less than 3 days prior to arrival - A charge of 50% of the total booking amount will be made.
- Cancellations of less than 1 day prior to arrival or no show - A charge of 100% of the total booking amount will be made.
- No show: The full amount of booking value will be charged, payable direct to the Hotel.
- Early check out : The full amount of the booking value will be charged, payable direct to the Hotel on departure.

High Season:
- Cancellations of more than 14 days prior to arrival - The deposit will be refunded less bank handling charges of 7% of the amount of the deposit.
- Cancellations of less than 14 days to 7 days prior to arrival - The deposit will be non-refundable.
- Cancellations of less than 7 days prior to arrival - A charge of 50% of the total booking amount will be made.
- Cancellations of less than 3 days prior to arrival or no show - A charge Of 100% of the total booking amount will be made.

Deposit required: 30% is charged upon the reservation. The remaining balance is due upon arrival.
